MAR: Sleepy January doesn’t rule out active spring home market in Massachusetts

Activity in Massachusetts’ home market slowed in January, but optimism for a hotter spring market remains high, according to the Massachusetts Association of REALTORS®..

New listings for Massachusetts single-family homes and condos ticked down by 7.4% and 10.2%, respectively, year-over-year in January. Closed sales also fell, decreasing by 11.1% for single-family homes and 8.1% for condos.

While single-family prices saw continued growth, condo prices relaxed. The median sales price for single-family homes increased by 5.7% to $645,000 during the first month of the year. Condo prices, by contrast, decreased by 1.8% to $550,000.

“It’s common to see a decrease in activity, especially right after the holidays,” said 2026 MAR president Kristen Keegan. “Inventory continues to be a challenge for Massachusetts buyers, which is consistent with some of the national trends. However, with spring right around the corner, we feel there is optimism for a much more active market in the coming months.”
