Cape Cod sees jump in closed-home and condo sales

July brought steamy temperatures and an active housing market to the Cape Code region, according to preliminary data released by the Cape Cod & Islands Association of REALTORS®.

During the month, 302 single-family homes and 76 condominiums sold, marking year-over-year increases of 20.3% and 13.4%, respectively.

Homes under contract experienced a boost as well. Around 275 single-family homes (+9.1%) and 72 condominiums (+13.3%) went under contract in July.

Meanwhile, active listings dropped 4.4% for single-family homes and 20.2% for condos.

Single-family homes fetched a median sales price of $811,000, while condos sold for a median of $425,000. Over 41% of all transactions involved a cash buyer during July, a 9.8% dip from the same month last year.

Homes spent less time on the market when compared to last year at 35 days for single-family homes (down from 48) and 45 days for condos (down from 68).
