NeighborWorks Housing Solutions has secured funding from the Healey-Driscoll Administration’s Executive Office of Housing and Livable Communities for Cranberry Manor, an affordable housing development for seniors in Wareham. The low-rise apartment building will feature 40 units across three stories.
Over 17% of Wareham’s 22,000 residents are seniors, according to the most recent Town of Wareham Housing Assessment and Production Plan.
“As more and more ‘boomers’ retire, that proportion continues to rise, increasing demand for age-appropriate housing options that are affordable to downsizing seniors,” NeighborWorks Housing Solutions explained in a press release.
To meet local needs, Cranberry Manor’s units will be income restricted to those 62 and over, who earn varying levels of the area median income. With construction beginning in early summer 2026, project completion is expected by early 2027.
The building will feature a community room, fitness space, outdoor sitting area and an on-site management office at its location off Cranberry Highway.
“NHS is excited to develop Cranberry Manor and continue its efforts to meet the growing demand for affordable housing options for seniors facing financial constraints and limited income in retirement,” said Noelle Humphries, associate real estate development director of NeighborWorks Housing Solutions. “Cranberry Manor is designed to meet the needs of seniors, as it will prioritize safety, accessibility and social connectivity.”
