Massachusetts sees 36.6% uptick in pending home sales

Many Massachusetts sellers listed homes and prepared to close in May as pending home sales saw an uptick.

Many Massachusetts sellers listed homes and prepared to close in May, according to the Massachusetts Association of REALTORS®. Closed sales decreased by 6.7% and 2.4% for single-family homes and condos, respectively. Pending home sales increased by 36.6% year over year.

Meanwhile, new listings grew by 3.5% year –over year for single-family homes and 8.9% for condos.

Median sales prices remained stable compared to the same month last year, lingering at $700,000 for single-family homes and dipping 1.7% to $575,000 for condos.

“The influx of new listings is a positive sign given the continued inventory challenges in Massachusetts,” said Kristen Keegan, 2026 president of MAR. “Buyers now have more options, and with easing mortgage rates, increased purchasing power. Given the decrease in closed sales, sellers still need to price their homes correctly and prepare for longer days on market. Looking forward, as we head into the summer months, I expect to see a continued uptick in new listings and overall stronger sales activity.”
