The development team behind Banner Park Campus LLC originally envisioned a sprawling industrial life science campus at 60 Columbian St. in Braintree. Now, they’ve abandoned these plans in favor of a 220-unit residential community, citing a market shift.
The nature-centric neighborhood will adjoin the Weymouth New England Wildlife Center. In fact, developers donated a portion of the property to the wildlife nonprofit after sensing a transition in Massachusetts’ real estate market.
“The land donation was the big driver, the ‘why,’ behind pivoting to residential,” a representative of Banner Park Campus told Boston Agent magazine. “Having housing close to Boston in a natural setting is what attracted us and encouraged us to go out on a limb.”
The community will feature a 120-unit mid-rise multifamily building as well as cottage-style houses and townhomes. The representative told Boston Agent magazine that discussions are underway to decide whether the units will be rentals or ownership opportunities.
Copley Wolff will provide landscaping for the community, while ICON Architecture designs the project’s buildings.
“60 Columbian is designed to feel embedded within the landscape rather than imposed upon it,” said Matt Marotta, managing principal at ICON. “The development is organized around the site’s natural features, reinforcing a diverse mix of housing types — from cottages to townhomes to flats. Our design process prioritized careful site reading and iterative design, using those insights to balance density with open space and align efficiency with livability. The result is a community that feels grounded in quality of life and connection to nature.”
Developers hope to secure local approval by the end of the year and begin construction in mid-2027. “We have an awesome team, amazing site and great opportunity,” the representative said. “We are really excited.”
