An 1887 mixed-use building in Cambridge traded for $3.4 million, opening the door for redevelopment. Recent zoning reforms in the area would allow developers to expand the building and create higher-density housing.
A website created by the listing manager, the Petrowsky Jones Group, highlights hypothetical redevelopment plans for 847 Massachusetts Ave., featuring adjoining structures and additional units of housing.
The building’s most recent tenant, Hackett Publishing, used the 15 rooms as offices. But with three floors, a kitchen and three half-bathrooms, the property could easily be redeveloped for residential use. The building features traditional local architecture and sits on a 4,838 square foot lot.
“This property presents a rare opportunity to capitalize on Cambridge’s progressive zoning policies, allowing for higher density residential or mixed-use redevelopment,” the Petrowsky Jones Group wrote on the property’s website. “Whether you seek to expand, renovate, or reposition, 847 Massachusetts Ave. is poised for long-term appreciation in one of Greater Boston’s most dynamic markets.”
