Procopio Companies celebrates Caldwell development with ribbon-cutting ceremony

The Procopio Companies officially commemorated the opening of Caldwell, its award-winning, luxury apartment community in Lynn, with a long-awaited ribbon-cutting ceremony. 

Located at the former Spinny & Caldwell shoe factory site at 34 Munroe St. in historic Lynn, the property includes a mix of 259 residential units and a first-floor retail space. The property received  one of the 2021 ENR New England Best Regional Projects for Mixed Use awards. 

The Caldwell officially opened to residents in January and is currently 70% leased. 

The ribbon cutting took place on Caldwell’s 8,000-square-foot rooftop deck with ocean and Boston skyline views and was attended by members of Procopio, Greystar, Caldwell’s first retail tenant, Soul City Yoga, and members of the Greater Lynn Chamber of Commerce.

The property is pending LEED-Platinum certification and, once received, it will set a new standard for sustainability in multifamily development, according to a company release. The property was designed to be energy efficient, promoting the highest level of environmental accountability in the community with homes that are as beautiful and welcoming as they are sustainable, Procopio said. Once certified, it will be the only LEED Platinum certified building in the city and the largest LEED-Homes Platinum pending project in New England. The project included responsibly sourced wood, 100% Energy Star-rated appliances, six electric car charging stations, solar power production and rooftop vegetable gardens. 

Colin Codner, executive director of the Greater Lynn Chamber of Commerce, said Procopio’s commitment to engage with downtown businesses as vendors, as well as providing support and services to area residents is “exactly the kind of business we want joining our growing and diverse community.”

“We are very excited to welcome Caldwell to Downtown Lynn, and we’re looking forward to our sustained partnership with the Procopio Companies as they continue to build and bring further economic value to the city of Lynn,” Codner said in the release.
