This type of housing drove Cape Cod demand in Q1

Cape Cod homebuyers sought single-family homes between 1,000 and 1,999 square feet priced between $570,000 and $715,000 in the first quarter, a Cape Cod & Islands Association of REALTORS® report revealed.

CCIAOR noted high demand for homes priced below $1,000,000. Listings priced below $999,999 averaged just 34.4 median days on market. Meanwhile, listings priced at or above $1,000,000 spent a median of 77 days on market

During Q1, 223 Cape Cod homes between 1,000 square feet and 1,499 square feet sold, and 221 homes between 1,500 square feet and 1,999 square feet sold.

The median sales price for a Barnstable County single-family home hit $760,000 in Q1, marking a 1.3% increase year-over-year. The end of the quarter saw 583 new single-family listings, a 21.7% decline from the same period last year.

Overall, the Outer, Lower, and Upper Cape markets slightly favored buyers, while the Mid Cape market slightly benefited sellers, according to CCIAOR.

“Price growth has leveled out and the market is more predictable than it has been recently. We are likely done with explosive price growth, absent some significant external factor,” said 2026 CCIAOR President Steve Seaver. “Supply remains the limiting factor, not demand.”

“It is well established that we have a housing supply problem on the Cape,” added CCIAOR CEO Betsy Hanson. “There is no shortage of demand, but as a region we are simply not producing the level and type of housing needed to meet the needs of our year-round and seasonal populations.”
