Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we talked with Conner Piretti, an agent with Broadway Village Real Estate in South Boston, on how to find your client the perfect home.
5. Listen and HEAR your client – For me, as a real estate agent and a home buyer, there is nothing worse than a realtor who doesn’t hear what their clients are saying. So many times, clients tell me that their past realtor consistently showed them homes that didn’t meet what they are looking for. The budget of $550,000 suddenly becomes up to $599,000 and the master bedroom with en-suite becomes a mere 3rd bedroom with no bathroom. Don’t waste your client’s time – or your own for that matter – do the leg work up front and find viable options for the criteria they have given you.
4. Ask the Right Questions – Anyone can ask how many bedrooms and baths, how much square footage and what the client’s budget is. I find that the entire buying experience is improved if you dig a bit deeper. Take your clients out for coffee or for lunch and see what they are all about. What phase of their lives are they in? Is this going to be their forever home? What do they do for fun? Do they have kids, are they expecting kids, do they plan to have kids? All of this info will help you think outside of the box of size, number of bedrooms and price and really nail down your search for the perfect home.
3. Be Realistic – Every realtor has had clients who want to find something that simply doesn’t exist. Recently I had a client who wanted to find a two bedroom condo, over 1500 square feet, for under $700,000 in Boston’s booming Seaport District. Instead of taking him around to place after place and letting him get more and more discouraged, I was realistic with him up front. Managing your client’s expectations from the beginning will go a long way. It will not only eliminate an endless search for something that isn’t out there but it gives you credibility as a knowledgeable realtor who is in touch with the market.
2. Keep Your Client Involved in the Search – In today’s age, it is hard for a home buyer to simply let a realtor find them options to choose from without searching online themselves. Don’t fight the trend… the internet isn’t going anywhere so keep your client involved on your terms. Don’t let them run wild finding expired or even fake listings. Set up an individual search for them through MLS that sends them all homes that meet their criteria and sends them new listings as they come on the market.
1. Do Your Research Prior to Your Showings – Once you think you’ve found homes that your clients will like, dig a little deeper. Call the listing agents to make sure that the pictures are true representations of the home. Make sure there are no deal breaking disclosures. Go to open houses to preview homes before taking your clients along. Ask the other realtors in your office if they have been to a home you have in mind or if they have recommendations of other homes for your clients. The more knowledge you have, the quicker you will be congratulating your clients on their perfect home purchase!
