The number of new listings for single-family homes and condos in Massachusetts boomed in August, increasing 17% year-over-year, according to data from the Massachusetts Association of REALTORS®.
Meanwhile, closed sales decreased as home prices continued to climb. The median sales price for a single-family home hit $695,000, marking an increase of 2.2% compared to a year ago. The median sales price for condos grew 3.7%, reaching $565,000.
Closed sales fell by 0.2% and 6.1% for single-family homes and condos, respectively.
“The continued increase in new listings is encouraging and gives buyers more options,” said Kristen Keegan, 2026 president of MAR. “The market activity we’re seeing shows that buyers remain engaged and ready to act when the right home comes on the market at the right price. As we head into the fall market, I expect increased inventory and returning buyers to continue driving strong activity and more pending sales.”
