Putting “roofs over heads” has always been the goal, and The Annie Hart Cool Team brings that mission to Cape Cod with luxury-level service at every price point. Led by Annie Hart Cool, the full-service group supports clients through the exciting — and often complicated — process of buying and selling, from first-time homeowners to owners of multiple homes, second-home buyers and waterfront luxury clients.
A Cape Cod resident for more than four decades, Hart Cool entered real estate on a dare, subsequently turning it into a calling. A trained social worker, she brings strong listening skills and steady diplomacy to negotiations, believing that treating buyers and sellers with care is the surest path to a successful close. Before real estate, she worked as a foster care coordinator and later served as an Armed Services YMCA director — experience that still shapes how she advocates for clients.
The team is built for depth, coverage and work-life balance in a business that never really turns off. Transaction Coordinator Steven Strojny draws on a background in law and mortgage lending, while Sales Agents Jodi Freedman and David Iseman broaden the team’s reach through distinctly different spheres of influence. Together, the group is known for detail-driven execution, an educator’s mindset and a deep bench of professional contacts that help clients solve problems quickly. Establishing clear timelines and shared goals keeps the process transparent and collaborative.
In 2020, the Cape Cod & Islands Association of Realtors recognized Hart Cool with its Good Neighbor Award. She also serves her community as an elected Falmouth Town Meeting member and an appointed justice of the peace for Massachusetts.
Outside of real estate, Hart Cool’s costume closet is legendary — she organizes inflatable-character appearances for schools, town events, medical facilities and nursing homes. A local actor and arts supporter, she lives in Falmouth with her husband, where they have made their home for 32 years.
