Kimberly Rickman Broker/Owner/REALTOR, OWN IT, by Rickman Realty, West Boylston

What was your most interesting job before going into real estate? Working at Friendly Ice Cream. I loved their food so much I was determined to get a job there in high school … and then years later in college.

Where did you grow up? Sudbury, MA

Growing up, what did you want to be? I wanted to be a lawyer. I loved arguing and negotiating. My parents always said, I loved changing the rules…”Kim’s Rules” as they would say!

What do you do to relax when you’re stressed? I love working out, playing with my pups, or enjoying yoga. Date nights with my husband or a family activity with my two boys Ryan (13) and Travis (10).

If you could meet any well-known figure (living or not), who would it be and why? Tony Robbins — I just love his energy and passion. He creates such a movement and has such a fund personality. He also is an excellent businessman, and connects, mind, body and spirit in everything he does,

What is Boston’s best-kept secret? The history, culture and arts. There is always something to do. I love going to Quincy Market and Faneuil Hall Marketplace.

What do you love most about the industry? I feel it is a privilege to be in real estate. To create trusting bonds with buyers and sellers and to assist in the transaction of their largest assets. I love the face of the client at the time of closing and the joy and relief from completing the transaction. I also love all the people, vendors, lenders, attorney relationships that are developed.

How do you distinguish yourself from the crowd of agents? I have always enjoyed taking my licensing and educational knowledge to the next level. Being an Owner and Broker, I feel am in better control of my client relationships and the future of my business is 100% on me.

What is the most difficult aspect of your job? The most difficult aspect is trying to find a house for a buyer and either there is no inventory, they are outpriced, or they are struggling with the financing process. I believe everyone should own a home and if there is a will, there is a way to make it happen.

What’s your best advice for generating new leads? Get local and social. Become the expert in your area, get involved, host community events. Work on having more conversations, because ultimately more conversations will lead to more appointments and ultimately more deals.

What has been your greatest accomplishment? Becoming a mother to two outstanding boys is by far my greatest accomplishment. Both pregnancies were challenging as I had preeclampsia. Pregnancy was difficult but the joy of having two healthy and happy boys makes it all worth it! We have hosted a Dinner and Casino night for six years for the March of Dimes. The March of Dimes focuses on maternal health, reducing prematurity and eliminating infant mortality.

What are you binge-watching/reading/listening to lately? I love listening to the Tony Robbins and Tom Ferry podcast. One of my favorite books is “Give and Take” and “The Morning Miracle.”

What’s your favorite meal in Boston? I love enjoying a beautiful Medium Rare Steak at Grill 23.

Architecturally speaking, what is your favorite building in Boston? Coming from a hockey family, the Boston Garden is by far my favorite building. So much history in the past and so much to be made in the future.

What’s the weirdest thing that’s ever happened to you on the job? Meeting clients at a house for the first time, and touring the wrong clients (same names as my prospects) through the property, only to find out my clients were waiting outside five minutes after, and I accidentally showed the house to the agent who just arrived!

What’s one thing people are surprised to learn about you? I have been a real estate investor since 2006. I was so young when I started and did a cash advance on a credit card for $30,000. It was so scary, and I had no idea if I was going to get the loan and if we were able to support the repair budget. 17 years later, we have bought and sold numerous investment properties and now have added Airbnb’s to our portfolio.

What is your favorite vacation spot and why? We love traveling to the Caribbean islands. We also have our second home in Myrtle Beach.

In 10 words or less, what is your advice for someone new to the industry? More conversations will create more appointments

What’s your favorite real estate iPhone/Android app? Illum

Who are your favorite people to follow on social media? All of my friends, other realtors, and business owners.
