When Michelle Fermin’s mother set out to buy a home in Lawrence, Massachusetts, she spoke limited English and had few options. This move inspired Fermin to enter real estate nearly 30 years ago, becoming the foundation of the Fermin & Fox Group, which she co-leads with Kristi Fox Satsky.
Before her career in real estate, Fermin started her first business at age 15, sold it at age 17, then built and sold a recreational center. Fox Satsky built years of civic leadership and board experience at Ronald McDonald House Charities of Central Texas, Still Creek Ranch and Easter Seals of East Texas.
The Fermin & Fox Group draws from its roots across Latin America and Asia. Group members collectively speak seven languages: Khmer, Tagalog, Vietnamese, English, Spanish, French and Portuguese. Jess Fermin directs performance and productivity, while Keishla Quiles leads strategic growth and development. The group’s full-time agents complete weekly mentorship requirements, and more than 20% hold broker licenses. “Most business comes through referrals, past clients and digital channels,” Fermin explains.
Century 21 ranked the Fermin & Fox Group No. 1 in the world and No. 1 in the country by adjusted gross commission and units in 2025 — a year in which the team closed more than 500 transactions. The group earned the Boston Agents’ Choice Best Team award in 2021 and 2023, and the National Association of Hispanic Real Estate Professionals ranked them among the top 10 Latino teams nationally. Fermin entered the Dick Loughlin International Hall of Fame in 2025, joining Fox Satsky, a 2020 inductee.
In 2020, Fermin co-founded We Women United to mentor young women in leadership. A year later, she founded the Andres Castaneda Real Estate Scholarship. In addition, she owns a virtual assistance company.
