New listings continued to hit the market, increasing 7.6% and 6% for single-family homes and condos, respectively.

September blew winds of change through Massachusetts’ residential real estate market as single-family homes outperformed condos, according to data from the Massachusetts Association of REALTORS®.

During the month, closed sales for single-family homes climbed 4.8% year-over-year. Meanwhile, condo sales declined by 6.4%.

Sales price trends diverged as well. Condo prices remained stagnant year-over-year at a median sales price of $525,000, while the single-family median home price grew 2.4% to $670,000.

New listings continued to hit the market, increasing 7.6% and 6% for single-family homes and condos, respectively.

“This month’s housing data points to a market moving in two directions,” said Kristen Keegan, 2026 president of MAR. “Single-family homes continue to show resilience, signaling continued demand despite ongoing affordability challenges, while the condo market is experiencing pullback. For buyers and sellers alike, local market conditions, pricing strategy and property type will continue to play a critical role in navigating the months ahead.”
