The number of Cape Cod condos under contract increased 12.7% in August, while the number of single-family homes under contract saw a modest decline of 5.4%, according to preliminary data released by the Cape Cod & Islands Association of REALTORS®.
Meanwhile, 241 single-family homes and 61 condos sold for median prices of $816,900 and $485,000, respectively. This marked year-over-year decreases in closed sales for both singled-family homes (-0.8%) and condos (-19.7%).
The number of active listings for single-family homes fell by 6.21% year over year to 1,088. Active condo listings also decreased, declining 7.18% to 362.
Single-family homes spent approximately 47 days on the market, around seven fewer than last year. Condos, by contrast, sat on the market for 78 days, 11 more days than in 2025.
