MassHousing closed on final financing for The Wescott in Swampscott, a 114-unit mixed-income development by WinnCompanies that opened its doors in July. By closing on $14 million in permanent financing, MassHousing locked in the final piece of funding for the $69.1 million project.
The housing community replaced an “unsightly” industrial parcel in a Swampscott residential area after the town approved the project through Chapter 40B. The redevelopment effort also added sidewalks and crosswalks in the surrounding area.
A majority of apartments at The Wescott are reserved for those earning between 30% and 110% of area median income, with just 20 units priced at market rate.
Amenities include a rooftop deck and grilling area with views of the Atlantic Ocean and Boston skyline, a fitness center, private workspaces, pet washing station, art exhibit and a lobby screen displaying the real-time status of local transit options.
“MassHousing is thrilled for the residents of The Westcott who have brand new, energy efficient apartment homes within walking distance to commuter rail and bus lines,” MassHousing CEO Chrystal Kornegay said in a press release. “We were pleased to partner with WinnCompanies and the Town of Swampscott to transform a blighted industrial parcel in a residential neighborhood into this new housing for residents with a range of incomes.”
