A suburban sanctuary just minutes from the city, Wolcott Woods presents a new option for active adults

by Melanie Kalmar

From the moment you arrive at the stone pillars that mark the entrance to Wolcott Woods and travel uphill along the curvilinear road, past rolling meadows, stone-bedded streams and mature trees, it quickly becomes evident this property represents something very different.

Offering maintenance-free country living close to the city, Wolcott Woods is a new age 55+ master-planned townhome community by Northland Residential Corporation. A premier developer of luxury residential real estate for more than 55 years, Northland has created the ultimate setting for a sophisticated suburban lifestyle.

Formerly a private estate, Wolcott Woods encompasses 47 glorious acres of natural landscape.

“We were determined to preserve the beauty of this historic estate,” said Elaine Leonard, senior vice president for Northland. “It guided our development decisions relative to both master planning and architecture.”

Early in the process, Northland enlisted the award-winning landscape design firm Ryan Associates to locate the new construction to the rear, in the woods and uphill, to create a sense of arrival at the entrance and give each homeowner fantastic views of nature.

“Sixty percent of the natural landscape is protected conservation land and included in that 60% are a seasonal stream, walking trails and a trailhead connection to the neighboring Blue Hills Reservation,” Leonard explained. “We wanted to capitalize on the views and the relationship between the homes and the landscape.”

Each of the 54 townhomes — detached and duplex — capture panoramic views of Blue Hills Reservation and, in some locations, the Boston skyline. “We’ve created a sanctuary within this property. There’s nothing comparable to it in suburban Boston.”

Another award-winning team, Union Studio, employed a “reimagined” approach to traditional shingle style architecture in the portfolio of free standing and duplex homes. Although the exterior of each home is distinguished with different trim detailing and landscaping elements, the consistency of clean and appealing design of the architecture makes a lasting impression throughout and underscores the timeless character of the neighborhood.

Generous spaces, exceptional finishes

Buyers can choose from four open-concept floor plans with soaring, 9-foot ceilings. Each option includes a first-floor owners’ suite appointed with a generous walk-in closet, elegant bathroom with luxurious shower and double vanity and an expertly designed kitchen equipped with Wolf and Sub-Zero appliances, frameless maple cabinetry, quartz countertops and a substantial island. All of the layouts provide a ready connection between the kitchen, the dining room, the fireplaced great room and private deck.

Designed for single-floor living, the homes also offer a powder room and laundry room on the main floor and an owners’ entry off of the attached two-car garage. Upstairs is a flexible loft space that can be used as an office, art studio or private retreat for guests and either one or two ensuite bedrooms. Buyers have the option to add additional living areas, such as a family room or home gym, in the unfinished lower level.

“The homes are exceptionally well packaged and capture the very best of new features and finishes available in the marketplace,” Leonard said. “Our buyers are delighted with the range of opportunities to create their signature home at Wolcott Woods.”

Prime location

Located 1.3 miles from Highways 93 and 95 and Routes 3 and 24, Wolcott Woods is 10 miles from Boston and an easy commute to Cape Cod, Newport and Providence. Don’t feel like driving? Take the commuter line into the city or catch Amtrak to New York at nearby University Station; it’s just four miles away. The transportation hub features a Wegman’s grocery store.

Also nearby is Whole Foods, gourmet grocer Fruit Center Marketplace, a wide variety of local restaurants and Beth Israel Deaconess Medical Center. With Logan Airport 15 miles away, air travel is quite convenient.

Generously sized homes

Homes range in size from 2,500 to 2,900 square feet and are priced from $1.495 million to $1.85 million, according to Greta Gustafson, managing director of new development for LandVest | Christie’s, the listing agent for Wolcott Woods. Northland broke ground at Wolcott Woods in 2020, Gustafson said. She estimates it will be completed in 2024.

“People come alive when they come in and see the convenience of the location, beauty of the site, architectural style of the homes and quality finishes inside and out,” Gustafson said. “Their excitement is palpable and working with them has been a pleasure.”

Realtor Anne-Marie Greenberg visited Wolcott Woods with a client and ended up purchasing a home for herself. She closed in December. She is one of several real estate agents who have bought homes at Wolcott Woods. “I lived in a very large home. I’m widowed. I raised my kids there,” she said. “It was time for me to move into something a bit smaller.”

Greenberg purchased a detached townhome, an Adams floorplan. She delighted in creating a signature home with a custom kitchen with walk in pantry, spectacularly outfitted closet in her owner’s suite, finished lower level with bathroom and an expansive deck.

Coming from an 8,900-square-foot home in Sudbury, she loves how spacious the layout of her townhome feels. “I have a big family that comes to visit a lot,” she said. “There’s plenty of room for everyone.”

She has been enjoying the local restaurants and participating in a neighborhood book club to get to know fellow residents. She really appreciates the quick commute to work in Sudbury and her other home in Cape Cod. “You feel like you’re farther outside of Boston because of the setting, but it’s so close and convenient,” she said. “It’s peaceful, not noisy. It’s a little piece of paradise.”
