Boston home sales cooled slightly in June, reports says

Boston home sales remained relatively steady in June despite growing sales competition and lack of inventory. In fact, both single-family homes and condos actually saw a slight dip in sales year-over-year following a similar pattern in May, according to a report by the Greater Boston Association of Realtors.

The 1,907 single-family homes sold last month represented a 1.6 percent decline from last year. Condo sales followed suit, with sales dropping from 1,413 units in June 2016 to 1,342 in June 2017 — a 5 percent decrease. But don’t let this cooling fool you too much, as these sale numbers remain some of the highest on city records. This was the second highest volume of sales in June for single-family homes and the sixth highest for condos, according to the report.

A continuous rise in median sale prices also proves Boston’s market is still hot. The average single-family home in the area now sells for $615,000, which is a 5.1 percent increase from June 2016. The median sale price for condos also rose in June, climbing four percent year-over-year to $525,000.

Meanwhile, available supply continued to decline. There were 28.6 percent fewer single-family homes available last month than there were at the same time last year, as well as 15.2 percent fewer condos. For those hoping to purchase property in the area, it’s a tricky dilemma — while most competitive markets tend to level off eventually, Boston isn’t showing signs of doing so in the near future.

“With the short supply and high buyer demand, we’re seeing homes sell very quickly,” GBAR President Melody Skye Roloff said. “It’s impressive that this level of activity has sustained for so long as we continue to hit record-high prices.”
