Here are Boston’s 10 hottest neighborhoods for 2017

Despite having some of the most expensive housing in the country, the Boston area has been adding residents. Though the real estate market is too pricey for some prospective buyers, there area is posed to have another good year in 2017. Here are the 10 neighborhoods poised to be the most in-demand communities in the Boston area, according to a recent study by Redfin:

1. Edgeworth (in Malden)

  • Median Sale Price: $431,000
  • Median Days on Market: 12.5
  • Average Sale-to-List: 106.4 percent

Why: Helped by its proximity to Medford, Edgeworth is now seeing some of the development that has boosted neighboring communities. It’s also located near the Orange Line and is considered more affordable than other nearby suburbs.

 

2. Downtown Everett (Everett)

  • Median Sale Price: $650,000
  • Median Days on Market: 28
  • Median Sale-to-List: 100.5 percent

Why: Even residents will benefit from the new Wynn Boston Harbor Casino (to open in 2019), which will include a shoreline park and access to water taxis. Other improvements include bike and pedestrian bridges across the river as well as better traffic flow on major thoroughfares.

 

3. Maplewood (Malden)

  • Median Sale Price: $457,500
  • Median Days on Market: 16
  • Median Sale-to-List: 101.3 percent

Why: It’s considered more affordable than other suburbs like Cambridge and Somerville. It’s also not very walkable, but is centrally located with easy access to downtown Boston with a car.

 

4. West Quincy (Quincy)

  • Median Sale Price: $450,000
  • Median Days on Market: 26
  • Median Sale-to-List: 97.8 percent

Why: Considered the “best of both worlds” by Redfin, West Quincy is near the Red Line and I-93, has great schools and “urban amenities.” It’s also relatively cheap for the Boston area.

 

5. North Medford (Medford)

  • Median Sale Price: $442,250
  • Median Days on Market: 9
  • Median Sale-to-List: 101.7 percent

Why: With Medford having gained in popularity in the recent years, North Medford is next in line for the explosion in interest. Its housing stock, particularly smaller homes, is still affordable, and it’s close to the city while retaining its suburban charm.

 

6. North Woburn (Woburn)

  • Median Sale Price: $414,500
  • Median Days on Market: 20
  • Median Sale-to-List: 96.2 percent

Why: Woburn is benefiting from the spillover from closer-in communities that are now too expensive for many residents. Sitting at the intersection of I-93 and I-95, the area offers easy transportation access. It also has the lowest property taxes in the state, according to Redfin.

 

7. Allston (Boston)

  • Median Sale Price: $714,000
  • Median Days on Market: 15
  • Average Sale-to-List: 101 percent

Why:  The only neighborhood in Boston proper to make the list, Allston is home to many recent college graduates. Allston’s housing stock is heavy on condos and multi-unit buildings, which are good investment properties given the number of students seeking to rent.

 

8. West Newtown (Newton)

  • Median Sale Price: $862,500
  • Median Days on Market: 22
  • Median Sale-to-List: 98.4 percent

Why: West Newtown is another area benefitting from the explosion in popularity of nearby communities. It’s become a hotspot for those seeking to tear down and build multi-unit homes whose value will likely rise rapidly in the coming years.

 

9. South Side (Waltham)

  • Median Sale Price: $485,000
  • Median Days on Market: 8
  • Median Sale-to-List: 102.7 percent

Why: Home to universities and a booming tech sector, South Side has become something of a mecca for hip, young people. Those young people have made it a hot market for single-family homes. Word on the neighborhood’s popularity is already out, however: its median days on the market is the lowest of the list.

 

10. Austin Square (Lynn)

  • Median Sale Price: $289,500
  • Median Days on Market: 13
  • Median Sale-to-List: 104.1 percent

Why: Easily the most affordable neighborhood on the list, Austin Square is also known for its property size (relative to what’s available in Boston and its collar suburbs). Austin Square is also considered a shopping hotspot.

    All the info redfin has is pulled from mls . Picking west Quincy as one of the hottest “Boston markets ” shows how crazy wrong these 3rd parties are when it comes to real estate . Trulia, zillow, red fin spit out alot of wrong information. Nothing better than the local real estate broker who lives and breaths it every day .
