Zillow prohibits privately-marketed listings, eXp commits to sharing within 24 hours

Zillow will no longer allow listings that are privately marketed. The decision was made to discourage sellers from listing off-market, the company said in a press release. The change will take effect in May.

“It’s simple: sellers want exposure, and buyers deserve access,” said Errol Samuelson, chief industry development officer at Zillow. “When all buyers don’t have the same access to home listings — and are forced to navigate barriers, possible bias and incomplete inventory — it undermines consumer trust and weakens the market.”

eXp Realty was the first brokerage to publicly join Zillow, announcing its commitment to ensuring eXp listings are available on Zillow within 24 hours of marketing to consumers.

“eXp will always take a position that protects consumers first, that’s non-negotiable,” said eXp CEO Leo Pareja. “Our new agreement with Zillow ensures that every eXp Realty listing has maximum visibility, creating a more efficient, trustworthy and open marketplace.”

Zillow also encouraged other industry leaders to “commit to transparent practices prioritizing access for all consumers and agents, not just a select few.”

A day later, NextHome also committed to Zillow’s anti-private listing policy.
