Boston is the second priciest zip code in the United States

by Liz Hughes

Boston is the second priciest zip code in the United States, according to a new report.

PropertyShark’s annual ranking of the 100 priciest zip codes in the U.S. ranked communities by closed home sales between Jan. 1 and Oct. 22. Atherton, California took the No. 1 spot with a median sale price of $7.47 million.

Boston’s 02199 ranked as the second priciest zip code in the country with a record median sales price of $5.5 million. The Prudential area historically ranks in the annual list but was left off last year due to “depressed sales activity,” according to the report. In 2021 it not only ranked higher than ever at No. 2 but also hit a new pricing record.

It wasn’t the only Bay State community to make the list. Seven of the top 100 zip codes on the list were in Massachusetts up from just four last year including Beacon Hill and Downtown Boston’s 02108 which ranked 91st in the country with a median sale price of $1.63 million.

Five other Massachusetts communities also made the rankings.

Nantucket ranked No. 58 nationally with a new median sale price of $2 million, followed by Weston at No. 74 with $1.85 million, Wellesley Hills ranked 96th at $1.75 million, Waban ranked No. 89 at $1.69 million and Chilmark on Martha’s Vineyard ranked 93rd at $1.66 million.

I always wonder how these figures are gathered and if they are matching apples to apples. The figure for Chilmark, MA includes raw land sales which skew the medians pretty dramatically. Median single family home in Chilmark for that time period is $2,375,000.
