What are the best days to sell a home?

May means spring is here and summer is on the horizon but it also means it’s the best time to sell a home. 

The best days of the year to sell a home occur in both May and June, with 10 of the best days in May alone, according to ATTOM Data Solutions’ annual analysis of the best days to sell a home

The analysis looked at 40.1 million home sales from 2011 to 2020 and discovered homes sold in late spring and early summer realized the largest gains — 13.4% above estimated market value in May and 11.7% above in June. 

The top five days to sell in May are on the 16th with an average seller premium above market value of 17.3%, the19th with 16.2%, the 20th with 16.8%, the 23rd at 19.3% and and the 27th at 17.4%.  

“As home sellers continue to enjoy an extended sellers’ market, moving full steam ahead from the momentum gained over the last 10 years, the month of May is particularly poised to garner the greatest sale premiums,” Todd Teta, chief product officer with ATTOM Data Solutions, said in a press release. “Among the top five days fetching the biggest home seller premiums, May 23 is the best day of the year to sell a home, producing a premium of 19.3 percent above market value.”

The report also looked at the best months to sell and found the months with the largest home seller gains include: May at 13.4%, June at 11.7%, July at 11.2%, April at 9.2%, August at 8.9%, March at 8.6%, February at 8.2%, September (7.5%), January (6.6%), November (6.4%), October (5.8%) and December (5.8%).
