For Josh Lioce, chief executive officer of the Livian – Massachusetts Group at Keller Williams Premier Properties in Milford, his 20-year journey in real estate began at the age of 21, when he received his sales license. At 23, he obtained his broker’s license and started his own independent brokerage. Raised in and now still working in Milford, Lioce immediately became involved in area civic organizations and clubs, eventually running for local offices, like a seat on the Board of Assessors. In other words, Lioce has deep hometown pride and devotion.
“My grandfather was a homebuilder in the 60s and 70s, so I wanted to get my builders license and decided to get my real estate license at the same time,” he recalls. “I started off part-time in real estate, but after six months, I fell in love with it and never looked back.” And with that momentum, Lioce has created a lot of success for himself and his team.
“2021 was our best year in several categories,” he reports. “Our sales volume exceeded $53 million, while we listed and sold 86 homes, helped 54 buyers find their dream home totaling 140 families served.” What’s more, just as his brokerage transitioned under the Livian (Keller Williams) brand, its list-to-sales-price ratio for sellers was a whopping 109%. “Our way of operating as a team allows us to work every angle to sell a property for maximum value,” he declares.
“Clients love that we communicate with them, make them feel comfortable,” Lioce says. “Our clients can feel that we truly care about them, their concerns and needs, and we build strong bonds with them in that way.” Winner of RealTrends’ “America’s Best Real Estate Agents” designation for the past four years, he says his business style involves listening to understand his clients on a personal level — and providing unparalleled service.
