How much space does $400K get Boston homebuyers?

While a $400,000 budget goes a long way in many Midwest housing markets — fetching almost 5,000 square feet in Detroit — Boston buyers get an average of just 476 square feet for the same price. That’s the size of a typical studio apartment.

That’s according to a recent study from PropertyShark that identified the 100 largest U.S. cities based on the latest U.S Census data and ranked them by dividing a $400,000 budget by the median sale price per square foot in each location.

The results varied by region, with midwestern cities like Detroit, Cleveland and Toledo leading the way for space. Southern metros also provided great value. Contrastingly, Northeastern cities generally offered less space, with the exception of outlier Buffalo, which made the top 5 at 3,201 square feet.

A $400,000 budget might cover enough square footage to buy a studio apartment in Boston, but finding single-family properties at this price point may prove difficult, according to the study.

“While buyers in much of the Midwest and parts of the South can translate that budget into expansive single family homes often exceeding 2,500 square feet, people who are targeting high-density coastal markets might need to trade space for proximity to economic centers, amenities and established urban infrastructure,” said PropertyShark researcher Laura Pop-Badiu. “Of course, in these locations, actual availability can often be tighter than the numbers suggest. Overall, buyers may discover that being open to different locations can have a bigger influence on how much space they can get than small shifts in home prices.”
