Greystar and Japan-based Haseko North America began construction on 100 West St., a Needham redevelopment set to replace an assisted living facility with 189 apartments. Needham recently adjusted zoning restrictions in compliance with the MBTA Communities Act, making the project possible.
The mix of studio, one-, two- and three-bedroom apartments will offer direct‑entry at the ground level and a step‑back to green space along Highland Avenue.
Community amenities will include a playground, community garden, two pocket parks, fitness center and library. Plans also feature parking for bikes and vehicles.
Demolition has begun, with vertical construction slated for spring 2026. Greystar and Haseko plan to deliver the project in fall 2027.
“Greystar is delighted to commence work on 100 West St. to deliver more housing at a time where the need has never been greater,” said Greystar’s Senior Managing Director of Development Gary Kerr in a press release. “Through its MBTA Communities Act rezoning, the Town of Needham has made the entitlement process incredibly straightforward, and we are grateful for their engagement to this point. Greystar is also excited to build on the relationship with Haseko and we appreciate their continued partnership.”
