MAR: July data shows ‘positive trajectory’ for Massachusetts market

Single-family home sales, inventory and sales prices were all on the upswing in Massachusetts in July, according to new data from The Massachusetts Association of REALTORS.

Closed sales for single-family homes increased 4% on a yearly basis. Condo sales decreased 4.8%.

Year over year, the sales price for a single-family home increased 3.6%, reaching $699,000. For condos, the increase was less pronounced, increasing 1.6% to $570,000.

Inventory saw a boost during July for both condos (16.9%) and single-family homes (7.2%).

“The sustained increase in new listings is an encouraging sign that the housing market remains active and is on a positive trajectory,” said Sarah Gustafson, 2025 MAR president and operating principal and broker representing Keller Williams Pinnacle Central and MetroWest.

She continued, “With inventory holding steady compared to last year, we’re hopeful that both buyers and sellers will see more opportunities to achieve their housing goals within this competitive market.”
