Project to bring 236 new housing units, open space to South Boston neighborhood

The Boston Planning Department has approved a new project allowing for the conversion of an industrial site into residential use, bringing 236 housing units and open space to a South Boston neighborhood.

The 295 West First St. project will include a six-story mixed use building with 236 residential units, 36 of which will be income-restricted. 

The project’s ground floor will include a community cafe, as well as community, cultural and retail space. Developers said a nonprofit organization will be selected as the space’s anchor tenant. 

The site will include open space that’s accessible to the public as well as area improvements, including the removal of chain link fences and inaccessible sidewalks, along with the addition of a new raised crosswalk and dozens of new street trees.

The project also brings community benefits, including a $50,000 contribution to the Boston Parks and Recreation Department for nearby parks and open space improvements and a $68,0000 contribution to support the Boston Transportation Department’s bikeshare system as well as an onsite bikeshare dock.
