Why Massachusetts has more ‘lemon’ homes than other states

by Elizabeth Kanzeg Rowland

Buying a home is a huge investment, and one that comes with plenty of risks. Many homebuyers unwittingly purchase homes with underlying issues like roof problems or foundation cracks. New data shows that these so-called “lemon” homes are more common in Massachusetts than in other states, according to MovingPlace.com.

The Bay State ranked third in the nation for states where homebuyers have the most risk of purchasing a lemon home. Rhode Island led the nation, followed by Ohio. Plumbing and roofing issues contributed to Massachusetts’ high placement.

According to the study, 80% of homes in the state have plumbing problems, while 38% need roof repairs. Plus, 80% of homes also experienced water damage. The number of homes with electric problems sits at 48%.

To identify which states had the most lemon homes, MovingPlace.com ranked residential properties in every state across metrics like window repairs needed and roof issues, using proprietary data from data provider PGM Solutions’ Home Factor dataset.

“Many homes in Massachusetts are historic or mid-century, meaning aging materials and construction techniques are stressed further by harsh coastal storms and winter snow, increasing the likelihood of hidden structural and system failures,” MovingPlace analysts said.
