Plans revealed for first phase of Simmons dorms redevelopment

Documents recently filed with the city of Boston reveal plans to redevelop Simmons University’s dorm buildings, with phase one of construction creating up to 1.7 million square feet of new residential buildings, laboratory and medical facilities, retail spaces and offices.

The project promises to designate 20% of the proposed 227 residential units as affordable housing and offer a variety of unit styles and layouts. Plans also include below-grade parking.

Construction, spearheaded by Swedish project development and construction company Skanska, will begin in the first quarter of 2027.

“The Project offers an unprecedented opportunity to redevelop and reinvigorate a dormant stretch of Brookline Avenue to bring innovative workspaces, active community amenities and retail, much needed housing, including affordable housing units, and new publicly accessible exterior open space that will create a vibrant and inclusive heart for the LMA and the broader community,” project developers said in a project notification form.

The redevelopment comes amid a restructuring at Simmons University as the school looks to leverage its physical assets.
