Several vacant commercial parcels in West Roxbury between Charles Park Road and Gardner Street could soon become residential housing.
Developer Nora LLC filed a letter of intent with the Boston Planning & Development Agency for the proposed 100 Charles Park Road Development Project. The project site consists of four parcels of vacant commercial space between Charles Park Road and Gardner Street.
Located within the West Roxbury Community Commercial Zoning District, the properties currently contain a two-story office building. The developer is proposing to raze the existing structure and build two five-story residential buildings. Comprised of a total of 123,905 square feet, the two buildings will contain 121 rental units, along with a subsurface garage with 85 parking spaces and 121 bicycle spaces. The units will be a mix of studio, one-bedroom, two-bedroom and three-bedroom units.
Additionally, the project is being designed with “ample green space and common areas in mind with a focus on creating a community environment for the residents,” according to the filing, which also noted it will include 19,654 square feet of usable open space.
Along with two gyms, the buildings will also include large open lobbies, private and common outdoor balconies and decks, as well as a courtyard and amenity space.
