This Week in Boston Real Estate: Median rents, new developments and more

Boston’s high home prices translate into similarly inflated costs for many renters, too. A new analysis from rental listing site Zumper confirms that Boston’s median one-bedroom rent as of this summer was the fourth-highest in the nation, at $2,340 per month. Neighborhoods in and around downtown saw some of the highest average rents, with the South Boston Waterfront (including the Seaport District) commanding rents as high as $3,100 per month. Prices get more affordable further south, with rent in areas like Mattapan averaging $1,550. Zumper found that the city’s median one-bedroom rent increased 0.9 percent in just the last month, while two-bedroom rents remained stable at a median of $2,340. For comparison, the nationwide median one-bedroom rent fell slightly from July to hit $1,208 according to listings analyzed by Zumper. San Francisco saw the highest median rent of all cities analyzed at $3,500.

In other local real estate news:

  • The Boston Planning and Development Agency’s board of directors approved plans for seven new projects around the city that will add a total of 223 new residential units to the local housing supply, Boston Real Estate Times reported. The city estimated that the economic impact of the new developments will “create thousands of permanent jobs… local transportation improvements, and over 30,000 square feet of civic space.” Approved projects included those for the Exchange South End development, 30 Penniman Road in Allston, 90 Antwerp Street in Brighton and 40 Mount Hood Road in Brighton.
  • A lot currently used for parking just across from the Maverick Square Blue Line station in East Boston may be redeveloped into a new 10-story building containing condos or apartment units. Curbed Boston reported that Boston developer MG2 Group released plans for the building in collaboration with design firm EMBARC Studio, although they have not yet been formally filed with city officials. Current proposals for the building include a facade that mixes zinc-coated copper with brick, along with ground-floor retail space. If approved, the Maverick Square site will be the latest major construction project in the rapidly developing East Boston area.
  • The state of Massachusetts is home to around 199,000 millionaires, which comprises 7.41 percent of all households in the state, according to analysis from HowMuch.net using data from Phoenix Marketing International. The dataset, first reported by Kiplinger, counts all U.S. households with at least $1 million in investible assets as of 2017. Massachusetts had the sixth-highest concentration of millionaire households in the nation, and was in close proximity to Maryland which boasted the highest concentration of 7.87 percent.
