The latest report from the Greater Boston Association of Realtors featured three highly encouraging findings for the Boston area’s housing market, and a look at Boston’s top-selling neighborhoods and suburbs:
1. Home Sales Volcano – In March, home sales in the single-family and condo markets erupted, rising 12.5 and 30 percent, respectively, over where they were a year ago; for the first quarter of 2016, single-family sales were up 13.9 percent over Q1 2015, while condo sales were up 20.6 percent.
That momentum is unlikely to slow down in April – pending sales were up substantially in both markets, rising 35.9 percent for single family and 18 percent for condos.
2. Inventory Increase? – For a while now, the trend has been monthly decreases in Greater Boston’s housing inventory, but single-family inventory bucked that trend and increased in March, while condo inventory held steady. The gain was small (4.8 percent for single family), and on a months-supply basis, inventory is still extremely low at 2.2-months for single family and 1.6-months for condos; however, new listings had a strong showing through the first quarter, rising 41 percent for single family and 26.2 percent for condos.
3. Moderating Prices – The inventory increase was accompanied by moderation in home prices. Although prices still rose (3.2 percent for single-family homes through Q1, and 3.7 percent for condos), those increases are far below the dramatic jump that characterized Boston’s market; since bottoming in late 2009, prices are up by more than $100,000 for both condos and single-family homes. Home prices are still high in Greater Boston, and the market still has its issues with affordability, but March’s moderation suggests that homebuyers may be seeing some relief.
