Rentals proposed for neglected 126-year old Roxbury building

Developer DORCAS, LLC submitted a proposal to transform Roxbury’s 51 Dudley Street into housing. Built in 1899, the building has been neglected for decades following a fire in the 1980s.

Plans for the redevelopment include 18 rental homes, including 3 affordable units. Developers hope to restore the building’s original two-story brick facade, reconstruct the existing two floors and add three new stories.

The project seeks to meet restrictions set by the Highland Park Architectural Conservation District. As proposed, 51 Dudley Street will include energy-efficient design elements and eco-friendly details like bike storage and green space.

“Through cooperative design and community engagement, DORCAS, LLC has shaped a
project that addresses housing needs while preserving historical context,” said DORCAS program manager Charles Robson in a project application. “We believe this development will enhance the streetscape, contribute to Roxbury’s housing diversity, and positively impact the Dudley Square area.”
