WNC & Associates and Codman Square Neighborhood Development Corporation struck a deal to begin construction on phase two of the Talbot Commons community. The $32 million update will bring 42 new units of affordable housing to Dorchester.
Talbot Commons I, the first phase, features 40 affordable units, which are 100% occupied with a 400-household waitlist.
To help meet demand, WNC and CSNDC plan to break ground on Talbot Commons II immediately. Work is scheduled to wrap up in summer 2026.
The new phase will span two four-story buildings on Spencer Street and New England Avenue. The locations will include a mix of one-, two- and three-bedroom apartments and provide housing for families making 30%, 50%, 60% and 80% of the area median income.
Units will fulfill City of Boston Zero Energy Building guidelines, Passive House certification, Green Enterprise Communities certification and LEED Silver certification standards.
“Boston is one of the most expensive housing markets in the country and there is a dire need for more affordable units,” said Anil Advani, executive vice president for originations and finance at WNC, said in a press release. “We are proud to be a part of this project, which will help to provide more affordable housing options for both low-income and workforce families in the greater Boston area.”
