The Boston Planning & Development Agency has approved four new projects that combined will bring 190 residences to the area. The projects are located in Roxbury, Fenway, Dorchester and East Boston.
The Roxbury project, located at 639 Warren St., will convert vacant land into a mixed-used development with 63 income-restricted units, including 54 rentals and nine homeownership units, as well as commercial space. The units will be a mix of one-, two- and three-bedroom residences.
The project is located near multiple bus routes and nearby commuter rail station. It will include indoor and outdoor bike parking and contribute $49,000 to the Boston Transportation Department’s bikeshare system and a new bikeshare station.
In Fenway, a parking garage at 142-146 St. Mary’s St. will be turned into a new six-story apartment building with 85 units, 13 of which will be income restricted. The units will be a mix of studios, one-bedroom and two-bedroom units.
The transit-oriented project will also bring with it several area improvements, including expanded sidewalks, enhanced pedestrian access and the creation of a pedestrian path connecting the development to the MBTA’s Fenway stop.
The project will also contribute $150,000 to the Brookline Green Space Alliance for maintaining and enhancing Monmouth Park, as well as $49,000 to support the Boston Transportation Department’s bikeshare system.
In Dorchester, a new seven-story mixed-use development will bring housing and retail space to 2-8 Bowdoin St. The development will include 22 housing units, with four designated as income restricted. They will be a mix of one- and two-bedroom units.
Commercial/restaurant and retail space will be on the ground floor, along with onsite bike parking.
Area improvements include widening sidewalks and new lighting. The project will contribute $6,050 to the Boston Transportation Department’s bikeshare system and $22,000 to Boston’s Fund for Parks.
East Boston’s 141 Addison St. project will bring 20 new homes to the area in a new four-story building. They will be a mix of one-, two- and three -bedroom homes, four of which will be deemed income restricted.
This project also brings area improvements, including new street trees, area sidewalk repairs and visitor bike parking.
