Two new development projects will bring more than 400 new housing units to the Fenway area.
The Boston Planning & Development Agency (BPDA) approved the projects at its July meeting.
The first, located at 112-114 Queensberry St., will bring affordable homes to the area. The project will convert a vacant commercial building into a six-story building with 24 residential units.
All of the units will be income-restricted at 30% or 60% of the area median income, and three will be set aside for formerly homeless individuals or families
The transit-oriented development will also include an 18-space indoor bike storage room for residents. It’s close to several MBTA bus routes, as well as the Green Line and nearby green spaces.
Four hundred units are coming to the second project located at 2 Charlesgate West.
Among the 400 units will be 68 designated as income restricted. It will also include 2,400 square feet of retail space and 14,000 square feet of shared resident space that includes an indoor lounge, co-working space, gym, communal kitchen and roof decks.
There will also be an accessible public bathroom for people visiting the nearby park.
The project’s developer will contribute $500,000 to the Boston Parks & Recreation fund to support open space close to the site, as well as $200,000 to the Massachusetts Department of Conservation & Recreation for area tree care and $30,000 to the Boston Parks & Recreation fund.
The project will also help support lighting infrastructure near the Leif Erikson Statue on the Commonwealth Avenue Mall, as well as $40,000 and $300,000 to the Fenway Community Development Corp.
