Arboretum Road redevelopment one step closer to approval

A redevelopment project proposal that would bring a six-story building with 243 apartments to Roslindale’s Arboretum Road is one step closer to approval.

The project, which would replace an existing industrial building located at 18-22 Arboretum Road, as well as an adjacent vacant lot at 43 Lochdale Road, is currently under review by the Boston Planning & Development Agency. 

A letter of intent was filed with the Boston, Planning & Development Agency on Oct. 21, 2022.

If approved, Boylston Properties and Velney Development project would include the construction of a six-story, multifamily residential building with amenity space. The building would include 243 apartments that will be a mix of studios, one-bedroom, two-bedroom and three-bedroom units, and 41 units will be designated affordable. The affordable units will be provided in accordance with Boston’s Inclusionary Development requirements.

The existing hardscape will be replaced by 38,000 square feet of new open space with sustainable landscaping to include the addition of 100 native trees, rain gardens and pollinator corridors. 

According to the developer’s presentation this week before the Boston Civic Design Commission, the project has five goals: create new housing for a mix of demographics and lifestyles, create new public space, including significant new open space for public use, streetscape improvements, improve connectivity between the surrounding neighborhood and cultural areas and pedestrian paths, and it will “green” the site by replacing impermeable areas and adding trees.

Another public hearing on the project is slated for Jan. 4, and the public comment period ends Jan. 12.
