Boston home, condo sale prices reach new highs

Boston’s home and condo median sale prices reached new highs in June, despite sales activity for both declining, according to a new Warren Group report.

The median single-family sale price increased 1% to $612,250 in June, a new record for single-family homes. Last month, 5,004 single-family homes sold in the Bay State, down 20.5% from 6,297 in June of 2022.  

Cassidy Norton, the Warren Group’s associate publisher and media relations director, said despite interest rates nearly doubling from what they were this time last year, the  Massachusetts single-family housing market broke another record in June.

“Last month, the median sale price of $612,250 marked a new all-time high for single-family homes,” Norton said. “Just three years ago, single-family home sale monthly median prices were consistently below $500,000, and interest rates were hovering around 3%. Single-family homes in Massachusetts have never been less affordable.”

Since January, 18,706 homes sold, down 24.3% from the first six months of 2022. During the same period, the median single-family home price rose 0.9% to $555,000.

The median condominium sale price also increased in June while the number of units sold fell. Last month condo sales fell 14.2% to 2,372 condos sold compared to 2,765 last June. Meanwhile, the median sale price increased by 1.9% to $545,000 in June. 

“Condos followed similar trends to single-family homes last month,” Norton said. “The median sale price of $545,000 also marked a new all-time high. Historically, condos have been a more affordable alternative to single-family homes, but that’s no longer necessarily the case.”

So far this year, 9,432 condos sold across the state, down 23.2% from 2022, with a median sale price that’s up 2.2% to $510,000.

The Greater Boston market, which encompasses the 139 towns within Rte. 495, fared similarly last month. 

The median single-family sale price in Greater Boston rose 2% to $765,000 in June. Last month, 3,331 single-family homes sold in Greater Boston, down 23.3% from June of 2022.  

Meanwhile, the median condominium sale price increased in June while the number of units sold fell. Last month, condo sales in Greater Boston fell 16.5% to 1,743 condos sold compared to 2,088 last June. Meanwhile, the median sale price increased 2.4% to $635,000 in June.
