Developer changes plans for Herald Street project site

A developer is looking to build up to 120 new residences in a project located at 50 Herald St. in Boston’s South End.

Originally approved by the Boston Planning & Development Agency in July 2018 as a 313-residential unit development with ground-floor retail space and an underground garage with 120 parking spaces, the proponent, 50 Herald Partners LLC, filed a notice of project change with the Boston Planning Department last week.

The 50 Herald St. site is part of three parcels that comprise the previously approved “Development Plan for Planned Development Area No. 114, Shawmut Avenue/Washington Street, South End neighborhood, Boston.” 

The site currently contains a grocery store that will be demolished to allow for redevelopment. 

The revised project would include the construction of a building that would house 115 to 120 residential units, along with 12,000 to 14,000 square feet of ground-floor commercial, civic, cultural and community space, along with possibly housing the local grocery store currently on the site. 

The 85-foot building will also include ground-floor office space for resident use and other amenities, including a 2,200-square-foot area that houses a community room, laundry and  fitness room. There will also be a loading bay and a covered open area for residential use for deliveries. 

Area improvements include expanding an existing pedestrian passageway and sitting area that’s part of the adjacent 100 Shawmut Ave. condominium development, as well as new street trees, public bicycle racks and reconstructed sidewalks adjacent to the building on Herald Street and Washington Street. 

Construction is expected to begin in the first quarter of 2026 and will take approximately 24 to 28 months to complete. 

50 Herald Partners LLC is a joint venture of affiliates of the Chinese Consolidated Benevolent Association of New England Inc. (CCBA) and Beacon Communities LLC. 

Both CCBA and Beacon Communities are currently completing a construction project at 288 Harrison Ave. in Chinatown which will include an 85-unit affordable housing development.

CCBA also owns two other Chinatown affordable housing developments at Waterford Place and Tai Tung Village. Beacon oversees more than 9,000 housing units in the area including the Quincy Tower, Georgetowne Homes and redeveloped Old Colony developments.
